How much does it cost to open up a great room in the East Valley?

Most great-room openings we build land between $80K and $180K. A single non-bearing wall is the low end. A load-bearing rear wall, a new multi-slide door, and a rebuilt kitchen push toward the top. Engineering, the beam or header, and the finishes around the new opening are the cost drivers.

Can you remove a load-bearing wall between the kitchen and living room?

Yes. We bring in a structural engineer, size the beam or header, pull the permit, and temporary-shore the opening while the wall comes out. Plumbing, electrical, and HVAC that ran through that wall get rerouted as part of the same job.

How long does a great-room opening take?

Plan on 3–6 weeks for design, engineering, and the permit, then 8–14 weeks of construction. Ordering the door and the beam before demo keeps the house opened up for as short a time as possible.

Questions

How much does a great-room opening cost?+

Most great-room openings we build cost $80,000–$180,000, depending on whether the wall is load-bearing and how much of the kitchen moves with it.

Do you pull a permit to remove a wall?+

Yes. Structural openings are permitted and inspected. We coordinate the engineer and the city.

Can we stay in the house?+

Often, yes. We isolate the work zone and keep a usable path through the house. If the kitchen is fully out of service, we help you plan for that stretch.

Is a great-room opening the same as a whole-home remodel?+

No. An opening is a focused structural and finish project. A whole-home renovation rebuilds most of the house. We can start with the opening and phase the rest.

How long does the work take?+

Typically 8–14 weeks of construction after design, engineering, and the permit.

What warranty do you offer?+

Every remodel includes a 2-year workmanship warranty, in addition to manufacturer warranties on doors, windows, and fixtures.
